Starwood Property Trust

Project Summary

Hvantage is working with Starwood Capital Trust to build their Excel based Commercial Mortgage Property Loan Management system. It is excel based macros programming software which helps client to process the high value loans to its customer and schedule their repayment structure.

Client Background

Starwood Property Trust, an affiliate of global private investment firm Starwood Capital Group, is the largest commercial mortgage real estate investment trust in the United States.

Amid the depths of the Great Recession, Starwood Capital recognized that traditional commercial lenders were withdrawing from the marketplace and a significant need had emerged for alternative commercial mortgage financings. In response, the Firm established Starwood Property Trust and in August 2009 took the company public (NYSE: STWD)—creating the largest blind pool company ever traded on the New York Stock Exchange. The business has since grown dramatically, and Starwood Property Trust today is the nation's largest commercial mortgage REIT, with a market capitalization of more than $5 billion.

Challenge and Solutions

  • Data mining: As these are very high value loans, so prior to the solution we provided, there were individual files of each customer and lots of other documents to manage. It was next to impossible for customer to manage it without having an effective system. We made a system which manage all the hassle and provide an easy interface to client and consumer to manage the process of loan.
  • One click reporting: Earlier there were 10+ days of effort to generate quarterly reports to analyse the data. But with our system in place, client can get it anywhere anytime with one click.
  • Accurate results: As the entire excel file based system runs over the programmed macros, so it reduces the probability of error in the system and produce accurate results.
  • Administrative operations: A user friendly system helps client to ease the routine administrative operations. It increases the efficiency and productivity of resources.
  • Cost saving: Earlier there were lot of manpower used to engage for so many activities / process. With the system in place, many process have been automated and manpower can be utilized in other productive work. We would be able to save more than 45% of cost to our client.
